Home Maintenance Checklist

Monthly

• Inspect HVAC filters and clean or replace them when required by the equipment manufacturer and household conditions.
• Check visible plumbing, supply lines, and areas below sinks for leaks, moisture, or staining.
• Test smoke and carbon monoxide detectors according to manufacturer guidance.
• Run water through infrequently used drains and check frequently used drains for slow flow or odors.
• Inspect range hood and ventilation filters; clean them when grease or dust has accumulated.
• Look and listen for unusual appliance behavior, vibration, heat, odors, or water.

Every 3–6 Months

• Inspect and clean appliance filters where applicable, including dishwasher and ventilation filters.
• Inspect refrigerator coils if the model exposes them and its manual recommends cleaning.
• Check washing machine hoses and connections for bulges, cracks, corrosion, or leaks.
• Clean the dryer lint area and inspect the vent system for restricted airflow.
• Check water filtration systems and replace cartridges on the schedule specified for your system.
• Inspect door gaskets and seals on frequently used appliances for wear and buildup.

Annually

• Arrange an HVAC inspection or service where appropriate for your system.
• Inspect or service the water heater according to manufacturer recommendations and local water conditions.
• Inspect gutters, downspouts, and exterior drainage so water moves away from the building.
• Check exterior caulking and seals around openings for gaps or deterioration.
• Review major appliances for wear, recalls, recommended service, and changed performance.
• Review warranties, receipts, manuals, and other important home documents while details are easy to update.

Seasonal home maintenance

Spring

• Inspect winter weather damage around the roofline, siding, windows, and exterior surfaces from ground level.
• Clear gutters and drainage paths where safe to do so.
• Prepare cooling equipment before sustained warm weather.
• Check outdoor faucets and irrigation components for freeze damage or leaks.

Summer

• Monitor cooling performance and keep outdoor equipment clear of obstructing vegetation.
• Inspect decks, steps, railings, and outdoor lighting for wear or loose components.
• Check for moisture in basements, crawl spaces, and other humid areas.
• Review refrigerator, freezer, and other heavily used appliances for proper ventilation.

Fall

• Prepare heating equipment before cold weather and replace filters where required.
• Clear leaves from gutters, drains, and exterior vents.
• Inspect weatherstripping and visible gaps around doors and windows.
• Drain or protect outdoor water systems where freezing conditions apply.

Winter

• Monitor exposed or vulnerable pipes during freezing weather.
• Keep heating vents, intake points, and exhaust outlets unobstructed.
• Check indoor humidity and look for condensation around windows or cold surfaces.
• After severe weather, inspect accessible areas for leaks, drafts, or damage.
